Water Damage Restoration in Farmersville, TX

Water damage in a Farmersville house rarely picks a convenient time. A supply line lets go behind a wall, or the slab is wet by morning, and the water is under the baseboard and into the bottom plate before anyone finds the valve. We work water losses here 24/7. Call at any hour and we respond within the hour. The on-site visit and the written estimate cost nothing.

Why Farmersville Homeowners Choose Warrior Restoration

One Crew, From Extraction Through Rebuild

Warrior Restoration is Justin Miller's company. He's a disabled veteran, he owns it outright, and it's owner-operated: six people across three response units. The unit that comes to you arrives loaded for the whole first visit, with portable extraction, dehumidifiers, high-velocity air movers, calibrated moisture meters, a thermal imaging camera and a generator. The standing water is gone before that unit leaves, and the drying is already running.

The same crew that cuts a wall open is the one that closes it. Demolition, drywall, trim, paint and flooring are all ours, so the rebuild starts when the readings say it can. Exterior roof repair and replacement is Warrior Roofing, Justin's sister company under the same ownership, and the interior side of a roof leak stays here with us.

What We Do

Our Comprehensive Water Damage Services

Every one of these is done by our own crew, with equipment we own. Which of them your house needs comes down to what the water touched and what the walls are made of.

Emergency Water Extraction

Standing water comes off the floor with portable extraction units, and the pad under a wet carpet comes up with it. Free water pulled early is water the dehumidifiers never have to pull back out of the framing.

Flood Damage Cleanup

Water that arrived dirty, off a yard or back up a drain line, contaminates what it soaks. Porous material that took it on is removed rather than dried, and HEPA vacuums and an antimicrobial application follow the tear-out.

Structural Drying

Commercial dehumidifiers and high-velocity air movers bring framing, subfloor and finishes down to a dry standard. Masonry and plaster give water back far more slowly than drywall does, so an older assembly holds equipment longer than a newer one.

Moisture Mapping

A thermal imaging camera and calibrated moisture meters show where the water actually went before anything gets opened. Demolition then follows that map, so the wet material comes out and the rest of the room stays put.

Wall-Cavity Drying

Injectidry panels move dry air through a wall or floor cavity with the finish left on. On lath and plaster that is often the difference between drying a wall and rebuilding it.

Roof-Leak Water Repair

Tarping and board-up close the opening, then the interior repair covers what the water already reached above and inside the ceiling. The roof itself is Warrior Roofing's work.

Mold Prevention

Drying to a measured dry standard is the prevention, so equipment stays on until the meter says the material is dry rather than until the room looks fine. Affected surfaces get an antimicrobial application on the way.

Repairs & Reconstruction

Reconstruction is the second half of the job: drywall hung, taped and finished, trim and baseboard back on, paint and flooring. Where a subdivision repeats a handful of finish packages, matching what came out is usually straightforward; a plaster patch near the square is a slower trade.

How We Work

Inside a Water Damage Restoration Project

The order is the same on every job. The readings decide when one step ends and the next starts, so the middle of a job runs longer on some houses than on others.

Emergency Assessment

We start by finding where the water is getting in. If a valve stops it, we'll close it; the repair on a failed line or fixture belongs to a plumber, and nothing dries while the house is still taking on water. Then we map the water with a thermal imaging camera and calibrated meters before anything comes apart. You get the scope and a written estimate out of that visit, at no charge.

Water Extraction

Portable units pull the standing water. Wet carpet pad, saturated insulation and material that can't be saved come out in the same pass, because none of it dries in place.

Structural Drying

Dehumidifiers and air movers go in, positioned for the materials in the room rather than the square footage. Injectidry panels go onto the cavities that can be dried without opening them up.

Moisture Monitoring

Each return reads the same points, and nothing is called dry until the reading holds at a dry standard. Equipment moves when the numbers say it can, not on a plan set the first day.

Repairs Begin

Once the readings hold, drywall goes back, plaster and trim get patched and flooring is reinstalled. Damage the drying uncovered goes to your carrier as a supplement before that work is done.

Final Reconstruction

Paint, trim and finish work put the room back.

Insurance Claims

We Handle Your Insurance Claim from Start to Finish

Where a carrier's scope or pricing comes up short of what the work takes, we take that up with the adjuster on your behalf. If a public adjuster is already working your claim, we coordinate with them too. Warrior Restoration is a restoration contractor, not a public adjuster. We document and price the damage; we don't settle your claim.

  • We bill your insurance carrier directly. We coordinate with your carrier's adjuster and submit the complete scope of damage.
  • We meet adjusters on site. We walk the property with the adjuster so hidden moisture gets documented before approval, not discovered afterward.
  • We file supplements. If drying uncovers damage the original approval didn't cover, we file supplements straight with your carrier.
  • You never owe us anything beyond the deductible. We accept the carrier's approved amount minus your deductible as payment in full.
  • We handle mortgage company checks. If your lender's name is on the insurance check, we coordinate directly with them to get funds released.

Free On-Site Estimates

We inspect at no charge and provide a complete damage assessment before any work begins.

Water Damage in Farmersville

Two Kinds of Wall, Two Drying Plans

The Farmersville Commercial Historic District, along Main and McKinney Streets, went on the National Register of Historic Places in January 2017, for a period of significance running 1888 to 1945. Buildings from that era were put together before vapor barriers: masonry and stucco outside, lath and plaster inside, plumbing running through original chases. Those assemblies take water on slowly and give it back slowly. Drying one is measured in days, and every cut into plaster costs more to put back than the same cut into drywall, so the work goes into saving the wall instead of replacing it.

Lakehaven is the other end of the town's housing. Meritage Homes and Trophy Signature Homes built most of it, and it has historically accounted for roughly 69% of Farmersville's residential MLS activity, which puts a large share of local houses into a handful of near-identical floor plans and finish packages. Slab-on-grade with drywall over studs dries fast once the water is off the floor. It also spreads fast: a failed supply line runs the bottom plate and is two rooms away before it soaks in anywhere.

In between sits the median. The middle house or condo here was built in 1990, so half the town's housing is older than that and half is newer, and one drying plan for the whole town doesn't exist. The year the walls went up shapes the equipment list before anyone has looked at the leak.

On an older assembly that usually means Injectidry panels into the cavity, a longer run on the dehumidifiers, and tear-out held tight to the wet line, since plaster doesn't go back the way it came out. On a newer one it means baseboard off, flood cuts where the bottom plate and insulation are wet, cavity drying, and a rebuild that keeps pace with the drying. Either way the meter decides what comes out. The age of the house decides how long you should expect the equipment to stay.

  • Industrial dehumidifiers and high-velocity air movers: dry structural materials to certified standards
  • Injectidry wall-cavity panels: dry behind drywall and under floors in place
  • Negative-air machines: control airflow when a water loss needs a drying chamber
  • Calibrated moisture meters: verify materials reach certified dry standards
  • Thermal imaging cameras: find hidden water inside walls and ceilings
  • HEPA vacuums: safe cleanup of debris and contaminated materials
  • Generators: maintain power for drying equipment on site

Drywall Repair After Water Damage

Flood cuts and cavity drying leave the bottom couple of feet of a wall open. If yours is already cut, what's left is board hung and taped, texture matched, and baseboard and paint back on.

STILL GOT QUESTIONS?

Frequently Asked Questions

Common questions on a water loss here. For anything else, call (903) 993-5663.

Yes. It's in Collin County, inside the area our three response units run, and water calls are taken 24/7. There's no charge for the assessment or for the written estimate that comes out of it.
Not by default. A thermal camera and calibrated meters map how far the water traveled, and Injectidry panels dry a cavity in place when the readings allow it. What comes out is what the meter reads as wet, which on an old wall is often less than it looks like from the room.
Water on a slab under drywall moves sideways, so the first question is how far it went rather than how deep it is. We pull baseboard, cut where the bottom plate and insulation are wet, dry the cavities, and read the same points until they hold. Those houses repeat a small number of floor plans and finish packages, so the rebuild is usually the quicker half.
No. Extraction, drying, monitoring and the carrier process are the same on either supply. The one thing worth doing before you ever need us is finding your main shutoff and confirming that it turns. The minutes between the break and the valve are the part of a water loss you control.
Yes. Emergency tarping and board-up are in house, and so is the interior repair once the building is closed up: ceiling, insulation, wall cavity and the flooring under it. An EF2 tornado with winds up to 125 mph came through the Farmersville and Copeville area on 26 December 2015. Closing the opening comes first, and the drying plan starts after that.
It depends on how long material stays wet, and the drying plan is what controls that. Free water comes out on the first visit, dehumidification runs until the readings hold at a dry standard, and affected surfaces get an antimicrobial. Where testing or a clearance is called for, an independent licensed mold assessor does that work.
